• You are responsible for maintaining account and password security.
• You are responsible for all activity under your account.
• You must promptly notify us of unauthorized account use.

Urbis provides digital tools for:

• Property listings and discovery.
• Agent profiles and verification workflows.
• User enquiries and marketplace interactions.
• Market content, updates, and related information.

• Users must not post false, misleading, or unlawful content.
• Agent and listing approvals are subject to our internal review processes.
• We may edit, reject, suspend, or remove content that violates policy or law.
• You retain ownership of your content, but grant us rights needed to host and display it within the service.

You agree not to:

• Use the service for fraud, impersonation, spam, or unlawful activities.
• Scrape, reverse-engineer, or disrupt service availability and security.
• Upload malicious code or attempt unauthorized access to systems.
• Infringe intellectual property or privacy rights of others.

Urbis provides marketplace and information tools. We do not provide legal, financial, tax, valuation, or investment advice. You are responsible for independent due diligence before any transaction.

Where paid services are introduced, relevant pricing and payment terms will be presented clearly before purchase or activation.

Except user-generated content, all platform materials, branding, and software are owned by or licensed to Urbis and protected by applicable intellectual property laws.

We may update, suspend, or discontinue parts of the service at any time, including for maintenance, security, legal, or product reasons.

We may suspend or terminate accounts that violate these Terms, applicable law, or platform integrity requirements.

The service is provided on an "as is" and "as available" basis without warranties of any kind, to the maximum extent permitted by law.

To the maximum extent permitted by law, Urbis is not liable for indirect, incidental, special, consequential, or punitive damages arising from use of the service.

These Terms are governed by the laws of the Federal Republic of Nigeria, without regard to conflict-of-law principles.

We may revise these Terms from time to time. Continued use after updates means you accept the revised Terms.
